SBA 504 USE: Must have Real Estate as Collateral

 Acquisition and limited refinance of owner-occupied commercial real estate 

PROJECT SIZE

 $250,000 to $15,000,000 

TERM

  • CDC: 10- or 20- or 25-year amortization and maturity  

• 30-year Amortization, 10-year maturity with 5-year reset   

• Typical Structure  - 50% Lender Loan  - 40% CDC/Debenture  - 10% owner equity 

INTEREST RATE

• Debenture at 10- or 20- or 25-year Treasury plus spread (fixed rate) set by bond market  

• Lender portion / Competitive market interest rates  

PREPAYMENT PENALITIES

 Prepayment penalties apply to the Harvest loan, 5% x 5 years, and the SBA loan, 10 year ppp 

ELIGIBILITY

 Eligibility subject to SBA approval 

COLLATERAL

 Subject CRE, with personal and corporate guarantees  

FEES

 Lender – 1 to 3 points plus normal closing costs
